Board of Directors Meeting Minutes

February 11, 2026

 Attendance:  Maureen Pettis, Sharon Decker, Jim Bovino, and Mark Heppner.

 Absent: Carolyn LaRosa, Diane Jeffers and Larry Velte

 The meeting was held at Laurel Ridge Elementary School and called to order at 7:35 p.m.

 Approval of January 15, 2026 Meeting Minutes:  The minutes were approved.

 Treasurer’s Report - As of 1/31/2026, we had 

              $16,121 in Operating Account,

             $ 6,807 in CD,

              $ 5,003 in Money Market, and

              $ 27,156 in Reserve Study CD.

               Delinquencies were: 

              5 accounts owing over $500 for a total of $3,727,

              11 accounts owing between $100 and $499 for a total of $2,124, and

              37 accounts owing between $50 and $99 for a total of $1,860.                

Old Business:

• Letters were sent to the 8 most delinquent homeowners. 
• Tree Work - No work reported.
• Civic Association - Maureen is in the process of arranging coffee with the Civic Association president.  .
• Annual Assessment - The need to increase the assessment was discussed. We will seek the advice of the management company and counsel. We will consider a late fee.
• Website - We will determine what the cost is for someone to manage our website.  

New Business:

• Deferred Assessments:  The following motion was passed unanimously:  The Association elects to apply all or part of the excess assessment income to the following year’s assessments and that such final amount shall be the Board’s discretion.

 Next meeting is March 11  at 7:30, at Laurel Ridge Elementary School or via Zoom, depending on weather.
