Board of Directors Meeting Minutes

January 14, 2026

 

Attendance:  Maureen Pettis, Carolyn LaRosa, Sharon Decker, Diane Jeffers, Jim Bovino, Mark Heppner, and Larry Velte. Guest Attendees: Jack, a Boy Scout working on his communication badge, and his father.

 The meeting was held at Laurel Ridge Elementary School and called to order at 7:30 p.m.

 Approval of December 10, 2025 Meeting Minutes:  The minutes were approved.

 Treasurer’s Report - As of 11/30/2025, we had 

              $17,174 in Operating Account,

              6,785 in CD,

               5,002 in Money Market, and

                27,068 in Reserve Study CD.

               Delinquencies were 

              5 accounts owing over $500 for a total of $3,727

             11 accounts owing between $100 and $499 for a total of $2,124, and

              40 accounts owing between $50 and $99 for a total of $2,010.   

 Old Business: Tree Work - No work reported.

  • Entrance at Sideburn - Completed.
  • Annual Assessment - The need to increase the assessment was discussed. Maureen will seek the advice of the management company and counsel.  
  • Unpaid Assessments - A letter should be going out to the nine most egrecious delinquent. 
  • Website - The board recognizes that it does not have the expertise to maintain our digital platforms.  Therefore, Maureen will reach out to the management company to find out they could manage and at what price.  Larry will provide the invoice for our digital platforms. 

 New Business:

  • Bethany House - The remodeling is almost complete. The organization will reach out to neighbors when it is done.  
  • 10404 Ashcroft Way Tree - The owner has again expressed concern about a tree from the common property possibly falling on his shed. We recently had an arborist look at this tree. The arborist accessed that the tree, and determined that it did not pose a risk. A member of the board will revisit this site.  

 Next meeting is February 11 at 7:30, at Laurel Ridge Elementary School or via Zoom, depending on weather.
