Board of Directors Meeting Minutes

September 10, 2025 

Attendance:  Maureen Pettis, Carolyn LaRosa, Sharon Decker, Diane Jeffers, Jim Bovino,and Larry Velte.

Absent: Mark Heppner

Guest: David Heikkila

The meeting was held at Laurel Ridge Elementary School and called to order at 7:30 p.m.

 

Approval of August 13, 2025 Meeting Minutes:  The minutes were approved.

 Treasurer’s Report - August 2025 financials reflect the following:

  • CIT Operating Account balance of $5,241.95.  Charges to the operating account are 
  • $649.16 to Burke Management
  • $585.00 to Nationwide Insurance
  • $3,250.00 for tree work
  • $3.90 for mail 
  • $37.00 for legal
  • General Fund CDs balance of $5,990.62 and 5,849.68.
  • Reserve CD balance $26,387.61. 

Old Business:

  • Tree Work - 10404 Ashcroft Way tree does not present a danger to property.
  • Entrance at Sideburn - The decision was to continue to work with Ryan’s Landscaping and to wait until the fall to put down sod. We approved $1,300 to Ryan Landscaping for installing sod at Sideburn.  Defer the installation of solar lights until after the sod is installed.  
  • Civic Association - Maureen is in the process of contacting.
  • Delinquent Assessments -  The serious delinquencies are at 11 home owners owing $5,107.24.  A letter should being going out this month.  Eleven home owners still owe this year’s assessment. 
  • Architectural Committee/Commonwealth Fence: Maureen drafted a letter about the fence on 10326 Commonwealth that will be sent this month.
  • Reserve Study - Completed.  We need to increase our addition to the reserve to $1,250 annually.

 New Business:

  • Annual Assessments - The maximum assessment can only be $50 annually, with annual raise 5% over the previous year.  We need consider increasing above the $50.00.  We will have a working group to send in our annual notice.  The working group will be Larry, Sharon, and Maureen.  
  • Paint Colors on House - Sharon will respond to the real estate agent.  KPWCA does not have a required paint color; however, the paint must be in harmony with the community.  

 

Next meeting is October 8 at 7:30, at Laurel Ridge Elementary School.
