Board of Directors Meeting Minutes
January 8, 2025
Board Members in Attendance: Maureen Pettis, Carolyn LaRosa, Sharon Decker, Mark Heppner, Larry Velte, Diane Jeffers, and Jim Bovino.
Meeting called to order: 7:32 pm.
Approval of December 2024 Meeting Minutes: Approved.
Treasurer’s Report: December 2024 financials reflected the following: one CIT Operating Account with a balance of $19,802.03; two general fund CD's with balances of $5,878.53 and $5,773.37; one Reserve Study CD with a balance of $24,979.39; [Accounts Receivable - $7,685.84; Allowance for Bad Debts -($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $3,547.03; bringing the total assets to a balance of $59,980.35.
Old Business:
- Unpaid Assessments: The delinquencies remain a significant problem with 13 homeowners owing over $50 of unpaid assessments (total delinquency approximately $5400). Burke Community Management Group (BCMG) will again send letters reminding homeowners they have overdue assessments. Board will continue placing liens on these homeowners and keep legal counsel informed of this action.
- Cleanup at Commonwealth and Sideburn: Board will postpone until spring the efforts to improve the landscaping of entrance to KPW at this intersection.
- Property Survey: Board is concerned of homeowners possibly encroaching on KPWCA property. Board will followup with BCMG to discuss options of possible vendors who could complete a property survey.
- Website Renewal: Board will reimburse Larry Velte for renewing website services.
- 10318 Commonwealth: Board will pay vendor for removing hazardous tree from HOA property.
New Business:
- 10326 Commonwealth: Board will inform BCMG of a fence violation and inform the homeowner in writing that it will be recorded as a covenant violation.
- Board Meeting Schedule: Next monthly meeting scheduled for February 12, 2025, at Laurel Ridge Elementary School.
