Board of Directors Meeting Minutes

 December 11, 2024

 

Board Members in Attendance:  Maureen Pettis, Carolyn LaRosa, Sharon Decker, Mark Heppner, Larry Velte, and Jim Bovino.

Homeowner in Attendance:  Janet Outtrim

Meeting called to order:  7:30 pm. 

Approval of November 2024 Meeting Minutes:  Approved.

Treasurer’s Report:  November 2024 financials reflected the following:  one CIT Operating Account with a balance of $19,757.73; two general fund CD's with balances of $5,878.53 and $5,773.37; one Reserve Study CD with a balance of $24,979.39; [Accounts Receivable - $9,045.84; Allowance for Bad Debts -($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $4,907.03; bringing the total assets to a balance of $61,296.05.

Old Business:

  • Unpaid Assessments: The delinquencies remain a significant problem with 13 homeowners owing over $50 of unpaid assessments (total delinquency approximately $5400).  Burke Community Management Group (BCMG) will again send letters reminding homeowners they have overdue assessments.  Board will continue placing liens on these homeowners and keep legal counsel informed of this action. 
  • Cleanup at Commonwealth and Sideburn: Board will postpone until spring the efforts to improve the landscaping of entrance to KPW at this intersection.
  • Property Survey: Board is concerned of homeowners possibly encroaching on KPWCA property. Board will followup with BCMG to discuss options of possible vendors who could complete a property survey.

New Business:

  • Website Renewal: Board will reimburse Larry Velte who will renew website services.
  • 10318 Commonwealth: Homeowner attended meeting and requested cleanup of tree debris on HOA property adjacent to their home.  Board will ask a tree service vendor to inspect the HOA property and assess what action is needed.
  • Board Meeting Schedule: Next monthly meeting scheduled for January 8, 2025, at Laurel Ridge Elementary School.
