Board of Directors Meeting Minutes
November 13, 2024
Board Members in Attendance: Maureen Pettis, Carolyn LaRosa, Sharon Decker, Mark Heppner, Larry Velte, Jim Bovino, and Diane Jeffers.
Meeting called to order: 7:37 pm.
Approval of October 2024 Meeting Minutes: Approved.
Treasurer’s Report: October 2024 financials reflected the following: one CIT Operating Account with a balance of $20,326.05; two general fund CD's with balances of $5,896.27 and $5,773.37; one Reserve Study CD with a balance of $24,979.39; [Accounts Receivable - $11,015.64; Allowance for Bad Debts -($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $6,876.83; bringing the total assets to a balance of $63,851.91.
Old Business:
- Unpaid Assessments: The delinquencies remain a significant problem with 15 homeowners owing unpaid assessments (total delinquency approximately $4900). Burke Community Management Group (BCMG) will again send letters reminding homeowners they have overdue assessments. Board will continue placing liens on these homeowners and keep legal counsel informed of this action.
- Cleanup at Commonwealth and Sideburn: Board will postpone until spring the efforts to improve the landscaping of entrance to KPW at this intersection.
- Property Survey: Board is concerned of homeowners encroaching on KPWCA property. Board met with BCMG to discuss options of possible vendors who could complete a property survey.
New Business:
- Corporate Transparency Act: Board will submit documents to comply with reporting requirements of homeowner associations and condominium associations under the Corporate Transparency Act.
- Constituent Correspondence: Board will respond to email from homeowner who asked why did the annual assessment increase and what is the benefit to the homeowner to pay that assessment.
- Board Meeting Schedule: Next monthly meeting scheduled for December 11, 2024, at Laurel Ridge Elementary School.
