Board of Directors Meeting Minutes

October 9, 2024

 

Board Members in Attendance:  Maureen Pettis, Carolyn LaRosa, Sharon Decker, Mark Heppner, Larry Velte, Jim Bovino, and Diane Jeffers.

Meeting called to order:  7:30 pm.

Approval of September 2024 Meeting Minutes:  Approved.

Treasurer’s Report:  September 2024 financials reflected the following:  one CIT Operating Account with a balance of $18,960.52; two general fund CD's with balances of $5,667.88 and $5,650.47; one Reserve Study CD with a balance of $24,552.97; [Accounts Receivable - $14,245.04; Allowance for Bad Debts - ($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $10,106.23; bringing the total assets to a balance of $64,938.07.

Old Business:

  • Unpaid Assessments: The delinquencies remain a significant problem with 14 homeowners owing unpaid assessments (total delinquency approximately $4900).  In March, Burke Community Management Group (BCMG) sent final notice letters reminding homeowners they have overdue assessments.  Board will subsequently send letters to remaining delinquent homeowners saying that Board will continue placing liens on their home. Board will keep legal counsel informed of this action.
  • Constituent Correspondence: Board emailed letter to homeowner reminding them the Board is not causing and therefore is not responsible for any erosion approaching their property.
  • Cleanup at Commonwealth and Sideburn: Board will contact a vendor to mulch and weed to improve the landscaping of entrance to KPW at this intersection.
  • Herald Article: Board will submit an article to the Herald reminding homeowners that the Board members are volunteers and doing the Lord’s work so stop complaining.

New Business:

  • Board Meeting Schedule: Next monthly meeting scheduled for November 13, 2024, at Laurel Ridge Elementary School.
  • Property Survey: Board is concerned of homeowners encroaching on HOA property. Board will research the cost of completing a survey of property along Tapestry Drive.
  • Tree Work on 10322 Collingham: Board approved vendor to take care of hazardous trees on HOA property.

Hearing no further business, the meeting adjourned at 8:12 pm.
