Board of Directors Meeting Minutes

 July 10, 2024

Board Members in Attendance:  Maureen Pettis, Carolyn LaRosa, Sharon Decker, Mark Heppner, Jim Bovino, and Diane Jeffers.

Meeting called to order:  7:35 pm. 

Approval of June 2024 Meeting Minutes:  Approved.

Treasurer’s Report:  June 2024 financials reflected the following:  one CIT Operating Account with a balance of $6,671.33; two general fund CD's with balances of $5,667.88 and $5,650.47; one Reserve Study CD with a balance of $24,552.97; [Accounts Receivable - $4,918.44; Allowance for Bad Debts - ($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $779.63; bringing the total assets to a balance of $43,322.28.

Old Business:

  • Unpaid Assessments: The delinquencies remain a significant problem with 9 homeowners owing more than $200.00 (total delinquency nearly $4500).  In March, Burke Community Management Group (BCMG) sent final notice letters reminding homeowners they have overdue assessments.  Board will subsequently send letters to remaining delinquent homeowners saying that Board will continue placing liens on their home. Board will keep legal counsel informed of this action.
  • Cleanup at Commonwealth and Sideburn: Board will contact a vendor to mulch and weed to improve the landscaping of entrance to KPW at this intersection.

New Business:

  • Tree Work: Board will get quotes from vendors to take down dead tree on Ashcroft.
  • Post Office Box: Board received email from United States Postal Service that $236 payment for mailbox is due July 31.  Board will tell BCMG to pay the bill.
  • Board Meeting Schedule: Next monthly meeting scheduled for August 14, 2024, at the home of Maureen Pettis.  Board’s request to meet at Laurel Ridge Elementary School this coming year is pending approval.

Hearing no further business, the meeting adjourned at 8:41 pm.
