Board of Directors Meeting Minutes

 June 12, 2024

Board Members in Attendance:  Larry Velte, Maureen Pettis, Mark Heppner, Sharon Decker, and Diane Jeffers.

Meeting called to order:  7:25 pm. 

Approval of May 2024 Meeting Minutes:  Approved.

Treasurer’s Report:  May 2024 financials were provided after the meeting and reflected the following:  one CIT Operating Account with a balance of $7,839.03; two general fund CD's with balances of $5,667.88 and $5,650.47; one Reserve Study CD with a balance of $24,552.97; [Accounts Receivable - $4,918.44; Allowance for Bad Debts - ($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $779.63; bringing the total assets to a balance of $44,489.98.

Old Business:

  • Unpaid Assessments: The delinquencies remain a significant problem with 9 homeowners owing more than $200.00 (total delinquency nearly $4500).  In March, Burke Community Management Group sent final notice letters reminding homeowners they have overdue assessments.  Board will subsequently send letters to remaining delinquent homeowners saying that Board will continue placing liens on their home. Board will keep legal counsel informed of this action.
  • No Dumping Signage: Board placed “No Dumping” signage on a common land site often subjected to illegal dumping.
  • Cleanup at Commonwealth and Sideburn: Board will contact a vendor to improve the landscaping at this intersection..

New Business:

  • 2024-2025 Budget: Board approved 2024-2025 budget and increase of annual assessment to $50.
  • Election of Officers: Board elected Maureen Pettis for president, Carolyn LaRosa for vice-president, Sharon Decker for treasurer, and Mark Heppner for secretary.  Jim Bovino, Diane Jeffers, and Larry Velte are members-at-large.
  • Board Meeting Schedule: Next monthly meeting scheduled for July 10, 2024, at the home of Maureen Pettis.  Board’s request to meet at Laurel Ridge Elementary School this coming year is pending approval.

Hearing no further business, the meeting adjourned at 7:51 pm.
