Board of Directors Meeting Minutes

 February 14, 2024

Board Members in Attendance:  Larry Velte, Maureen Pettis, Mark Heppner, Jim Bovino, Sharon Decker, and Diane Jeffers.

Meeting called to order:  7:26 pm. 

Approval of January 2024 Meeting Minutes:  Approved with edits.

Treasurer’s Report:  January 2024 financials reflected the following:  one CIT Operating Account with a balance of $12,755.97; two general fund CD's with balances of $5,524.35 and $5,507.39; one Reserve Study CD with a balance of $23,902.16; [Accounts Receivable - $7,842.94; Allowance for Bad Debts - ($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $3,704.13; bringing the total assets to a balance of $51,394.050.

Old Business:

  • Unpaid Assessments: The delinquencies are a significant problem with 102 delinquent accounts and 8 owing more than $300.00.  In March, Burke Community Management Group will send final notice letters reminding homeowners they have overdue assessments.  Board will subsequently send letters to remaining delinquent homeowners saying that Board will continue placing liens on their home.  Board will keep legal counsel informed of this action.

New Business:

  • Correspondence from Members: Homeowner expressed concern about storm water runoff causing erosion on their property.  Board will respond to homeowner’s concern.
  • Woodleigh Chase: Board received notification of Phase 3 of proposed construction associated with a continuing care facility adjacent to KPWCA property; development of the buildings may alter storm drainage from the site.  Any person wishing to comment on the plan should contact the Fairfax County Site Application Center.
  • Tree Work: Board approved motion for vendor to remove dead tree near 5226 Nottinghill Lane.
  • Board Meeting Schedule: Next meeting scheduled for March 13, 2024, at Laurel Ridge Elementary School.
