Board of Directors Meeting Minutes

December 13, 2023

 Attendance:  Larry Velte, Carolyn LaRosa, Jim Bovino, Sharon Decker, Diane Jeffers, and Maureen Pettis

Absent: Mark Heppner

Approval of November 2023 Meeting Minutes:  The minutes were amended reflect that Maureen Pettis was in attendance and Diane Jeffers was absent.  Also, the meeting was conducted on Zoom.  The minutes were approved as amended.

Treasurer’s Report:  

November 2023 financials reflect the following:

• CIT Operating Account balance of $13,254.46.  Changes in the operating account are attributed to $3,240.00 payment to CPA for audit and tax preparation, $600.25 to Burke Management, and $534.55 to Nationwide Insurance, for total expenses of $4,376.12.
• Cash in Transit balance of $1,000.00.  This appears to be in error.  Maureen will pursue this account with the management company.
• General Fund CDs balance of $5,524.35 and $5,507.39.
• Reserve Study CD balance $23,902.16.

 Old Business:

• Unpaid Assessments: The delinquencies are a significant problem with 114 delinquent accounts and 9 owing more than $300.00.  Maureen will ask Burke Management their procedures for following up on the delinquencies.  Also, we plan to meet with the attorneys to determine a legal remedy.
• Website Management:  The domain name has been renewed.  In January, we will pay for the bundle of services that we use.

New Business:

• Income taxes have been submitted.
• The porch at 5239 Harrowby Ct was approved.  
• Next meeting is January 10, 2024 at 7:30, at Laurel Ridge, subject to weather.
