Board of Directors Meeting Minutes

 November 8, 2023

Board Members in Attendance:  Larry Velte, Carolyn LaRosa, Mark Heppner, Maureen Pettis, and Sharon Decker.

Meeting called to order:  7:35 pm. 

Approval of October 2023 Meeting Minutes:  Approved.

Treasurer’s Report:  October 2023 financials reflected the following:  one CIT Operating Account with a balance of $16,589.98; one Cash in Transit account with a balance of $1000.00, two general fund CD's with balances of $5,524.35 and $5,507.39; one Reserve Study CD with a balance of $23,902.16; [Accounts Receivable - $10,269.29; Allowance for Bad Debts - ($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $6,130.48; bringing the total assets to a balance of $58,654.36.

Treasurer will talk to Burke Community Management Group about changes to the balance sheet (Assessments Receivable - $259.90; Interest Receivable - ($258.63) not shown as in previous months.

Old Business:

• Unpaid Assessments: Board to work with attorney to develop plan for collecting unpaid assessments owed to KPWCA.  Board will draft a letter to remind homeowner they have unpaid assessments.

New Business:

• Website Management: Board agreed to continue using current vendor to host KPWCA website.
• Board Meeting Schedule: Next meeting scheduled for December 13, 2023, at Laurel Ridge Elementary School.
