Dear Community Association Member,

This note contains important information to all HOA members about topics of continued interest.   

Appearance of the Neighborhood.  Kings Park West is an attractive neighborhood and properties are exceptionally well-kept.  At times, however, the HOA gets complaints about unkempt homes, such as tall grass, building disrepair, or trash or vehicles in the driveway or front lawn.  These may not be violations of HOA covenants, but of county ordinances.  When the HOA receives a complaint, the HOA investigates, and if it is valid, sends a letter to the homeowner requesting them to take corrective action.  If no action is taken, the HOA may refer the complaint to Fairfax County authorities for action; the county does respond.  The county is more responsive to complaints by neighbors, which can be anonymous, than to HOA referrals. The homeowner – whether living in the house or renting it out – is responsible for the state of her/his property.  So please ensure your renters comply with the standards contained in the Association’s covenants, “Exhibit I”, and county ordinances, and urge them to keep the home and yard looking nice.  All HOA documents are posted on the Association’s website, www.kpwhoa.org.

Architectural Control.   The Community Association’s covenants and restrictions require homeowners to request and obtain advanced approval for certain projects such as adding on to a house, placing a shed, tree house, deck, or other structure on the property, and constructing a fence.  This is in addition to any approval required by Fairfax County.  Details are in Article V of the Covenants and Exhibit I; both documents are posted at wwww.kpwhoa.com.  The procedure is not difficult and can be speedily accomplished by sending a map or diagram of your lot with the proposed fence/addition, etc. drawn in, and a photo or drawing of what the project will look like to the Association’s email, This email address is being protected from spambots. You need JavaScript enabled to view it..  Please note that HOA approval is not required for replacing windows, roofs, siding, or garage doors.

HOA Disclosure Packets.  Virginia State law requires homeowners in an HOA who sell their property, whether through a realtor or by themselves, to provide a HOA Disclosure Packet to the new buyers at or before time of closing.  This packet contains detailed information about the HOA, and it is intended to avoid unpleasant surprises for new owners.  If a packet is not provided at closing, the buyer can legally walk away from the sale.   You or your realtor must request the packet, after establishing a password account, through www.homewisedocs.com.  Our management company will assemble it and provide it to the seller.  Virginia State law sets the cost at $225 (add $50 for a “rush job”), and it is good for six months from date of issue.  This money covers the management company’s costs to assemble the packet; it does not go into the HOA’s coffers.
