Board of Directors Meeting Minutes

October 12, 2016

Board Members in Attendance: Nancy Grant, Larry Velte, Maureen Pettis, Mark Heppner, and Jim Bovino

Meeting called to order: 7:34p.m.

Approval of September Meeting Minutes:   Approved with edits 4–0.

Treasurer’s Report:  September financials reflected the following: one CAB Operating Account with a balance of $27,292.83; two general fund CD's with balances of $5,357.01 and $5,340.09; one Reserve Study CD with a balance of $18,616.64; Other Current Assets with balances of $6,211.34 (Accounts Receivable - $5,908.88; Interest Receivable - $1.27; Prepaid Expenses - $301.19); bringing the total assets to a balance of $62,817.91. 

Old Business:

· Annual assessments – Board will ask Burke Community Management Group (BCMG) what is the frequency that assessment letter reminders are sent to KPWCA homeowners; several homeowners have not yet paid $40 annual assessment.  

· Commonwealth/Sideburn Wall Maintenance – Board approved 4-0 a motion to dedicate $500 from Reserve Study CD to have vendor repoint brick wall at northeast corner of Commonwealth and Sideburn in order to beautify KPWCA common property.

· Tree Hazards – Board approved 4-0 a motion to solicit vendors to bid on proposal to drop trees posing a hazard to properties along Collingham Drive and Nantucket Court.

· Appointment of Board Member – Search continues for a candidate to fill the one-year term for a vacant Board member position.

New Business:

• Board will remind BCMG to correct the financial record of a homeowner who paid a delinquent assessment; Board will remove the lien it placed on the home. 
• A home on Gainsborough which the Board had placed a lien is now in foreclosure.
• The board agreed to refer a homeowner's request to install a new fence to the Architectural Review Committee.
