Board of Directors Meeting Minutes
September 9, 2014
In attendance: Larry Velte, Mark Heppner, Maureen Pettis, and Jill Mueller. Meeting called to order at 7:35 p.m.
Approval of August Meeting Minutes: The August minutes were reviewed; vote to approve deferred to a later date.
Treasurer’s Report: Official financials were not received in time for the meeting. Subsequent to the meeting, HOA board members received official financials reflecting the following: the current CAB operating account balance as of August 31, 2014 is $27,422.01; the accounts receivable balance is $5,713.98; there are two general fund CD’s in the amount of $5,312.37 each; and the reserve study CD is $15,513.02 bringing the assets grand total to: $59,273.75.
Larry released two liens against two homeowners (one had paid before the lien was filed, another paid after the lien was filed). KPWCA Board of Directors will seek reimbursement for court costs for the first release from Burke Community Management. Five liens remain outstanding for 2013-2014 and one lien remains outstanding for 2012-2013.
Old Business:
Linda will write and mail letters to homeowners who have encroached on common land.
Fairfax County covered up an exposed sewer pipe in the streambed off Bessmer Lane with boulders and riprap. The Community Association had raised this issue with the county in the spring.
JL Tree took down a tree near Collingham Drive that threatened a home; invoice was paid.
New Business:
Larry will make a recommendation for a KPWCA homeowner to join the Architectural committee.
The Board reviewed Exhibit 1 (i.e., fences). Larry will draft a letter to send to a homeowner on Commonwealth about an unapproved fence.
Communication from Members:
HOA received a homeowner inquiry about the need for HOA approval of roof replacement (there is no need) and a homeowner inquiry about style and placement of fences.
Hearing no new business Maureen motioned to adjourn; Jill seconded. Adjourned at 8:20 p.m.
