Board of Directors Meeting Minutes
July 9, 2014
In attendance: Larry Velte, Mark Heppner, Maureen Pettis, Suzanne Cerney, Jill Mueller, and Jim Bovino.
Meeting called to order at 7:30 p.m.
Approval of June Meeting Minutes: Mark made a motion for the June minutes to be approved. Larry seconded. Approved 6-0.
Treasurer’s Report: The board was informed that the current CAB operating account balance as of June 30, 2014 is $13,576.19; the accounts receivable balance is $942.28; there are two general fund CD’s in the amount of $5,312.37 each; and the reserve study CD is $15,513.02 bringing the assets grand total to: $40,656.23. Suzanne motioned to accept Treasurer’s report. Jill seconded. Approved 6-0.
Larry released liens against three homeowners who paid the $40 2012-2013 assessment. Larry will verify the addresses of homeowners and will file lien notices on 15 homeowners who still owe the $40.00 assessment from 2013-2014.
Old Business:
Linda will write and mail letters to homeowners who have encroached on common land.
Following a complaint by a neighbor, Larry wrote a letter to homeowner on Ridge Court requesting he maintain his property. Homeowner received the letter and has addressed the HOA concerns.
New Business:
Larry requested participation from board members to help with the resale packets by inspecting properties for any covenant violations. Jim volunteered to serve on the Architectural Committee. Larry requested a volunteer to post minutes on the HOA website. Larry reminded the board to periodically log onto the HOA email and respond to any communication from homeowners. He reminded the board about the Annual Tree Survey and requested volunteers when that event occurs in the spring. Larry advised the board he checks the P.O. Box weekly. Mark also has a key for the mailbox.
The board has approval from Robinson High School to continue meeting at 7:30 pm in Room 508 the second Wednesday of each month. An exception to this will be the September monthly meeting when the board will meet instead on Tuesday, September 9th.
Larry will write the article for the September issue of The Herald.
A common land tree fell down on a fence on Allenby Court. Larry advised the homeowner the HOA was not liable for damages or clean-up costs.
Hearing no new business Suzanne motioned to adjourn; Jim seconded. Adjourned at 8:24 p.m.
