Board of Directors Meeting Minutes

May 8, 2013

 

In attendance: Joe Meyer, Maureen Pettis, Virginia Scattergood, Armand Fournier,

           

Meeting called to order at 7:37.

 

Approval of April Meeting Minutes: The April meeting minutes were reviewed. Joe motioned to approve, Linda seconded.  Approved 4-0.

 

Treasurer’s Report: The board was informed that the current checking account balance as of April 30, 2013 is $9,236.17; the savings account is at $7,611.95; there are 2 general fund CD’s in the amount of $5,285.59 each, and the reserve CD is $13,461.67 bringing the grand total to: $40,880.97

 

Armand mentioned a double payment to the printers- Mark will ask them for a refund.

 

Assessment: As of May 8, 14 homeowners have not paid their 2012 assessment.  This is after the certified mail letters were sent.  Lien filing will need to be discussed.

 

Rod will provide an updated list of those who are current for the annual meeting.

 

Annual Meeting: Linda brought proxies to review the process; Joe will handle signs and Armand has the map.

 

Encroachments: Armand heard back from the homes with the trampolines, and the Board will verify their removal.  Armand spoke with a homeowner about the fence- they will move it.  Responses are pending from other homeowners, although a response is not required. One letter had an incorrect homeowner and Armand resent it. The homeowner with a tree in the DPW pond will need to be monitored, after the 30 day period for removal is over the county will need to be notified.

 

Bridge: The bridge over the stream needs to be removed; several Herald articles have been published asking for the owner to remove it, but it still stands.  A quote from an insured handyman is needed. Armand will look for a name. Maureen motioned to give Armand authority up to $500 to hire someone to remove it. Joe seconded. Approved 4-0.

 

Trash: The homeowner on Commonwealth with all of the trash (washing machine, other items on common property) has been given 30 days to remove it. If it’s not removed then the Board may consider sending a certified letter indicating that we will pay a trash service to remove it and charge the homeowner for the cost.

 

Hearing no new business Armand motioned to adjourn; Maureen seconded. Concluded at 8:18pm.
